What do you do for me?

We work as your broker. It is our job to find space(s) that suit you, negotiate the deal and get you to a lease. We don’t get paid until after a lease is signed so it’s in our best interests to work as efficiently as possible. We are essentially “at your service.” Our fiduciary duties are to you, and we take that very seriously. 

But can't I do this myself?

You can cut your own hair and you can build your own car, but does that mean you should? Sure, you can attempt to navigate NYC commercial space without us, but we promise you it will be a million times easier with us on your side. This is what we do. While we are humble, we don’t mind saying that we have lots of knowledge, insight and experience in the NYC commercial market and can save you time and headaches, usually at no charge to you. 

Should I work with one broker? Or should I call a lot?

On the commercial side of real estate, most listings are “open,” meaning the listing agent will co-broke it with other brokers. In fact listing brokers prefer to deal with people like us (no offense), it’s just that it makes life easier for them.

It is highly advisable to have a tenant representative like us in this process. Combing through Craigslist, every other wack a doodle site, plus dealing with brokers who only want you to rent THEIR space, navigating loss factor, a good guy guaranty and more will drive anyone bonkers. Our service comes at no cost to you (most times) and is helpful in navigating the market, getting the best deal, and the entire lease process. 

Brokers don’t get paid unless you sign a lease, so it’s in our best interests to work as hard as possible to make that happen. If you are to call/work with multiple brokers, it is not the best use of your time.

Who pays Conrad's fee?

90% of the time, the Landlord pays the tenant’s broker. However there are a certain few occasions when we have to collect a fee from you the tenant as well as the landlord (short term leases, low payouts, etc.). This will be made clear to you based on your criteria prior to any search.
